Purchasing a House

Buyer’s Motivations

When a buyer purchases a property, it is usually intended for either investment or to owner-occupy, and in some cases, both. Market research and profit return is usually analyzed for investment homes, while preference and taste usually drives the buyer looking to occupy the home. When a buyer is seeking both, he/she needs to determine which aspects are most important to him/her.

Buyer’s Budget

The budget, or how much a buyer is willing to spend on the purchase of a property, needs to be considered when selecting the neighborhood, conditions, and size of the target property. A limited budget may require the buyer to make certain sacrifices.

Purchase Price

Most buyers hope to get the most bang for their buck. One of our missions at NVWM Realty is to do exactly that, and we have been repeatedly achieving that result for our clients. Although these opportunities are more challenging to come across, we will provide our best efforts to help you achieve these goals.

Negotiating for the Best Price

The listing price represents what the seller expects to sell the property for, and does not always mean the property will sell at that price. The market dictates the ultimate sale price. Sellers want to sell high, and buyers want to buy low. The final purchase price is a result of negotiations, based on the current market value agreed upon the parties.

Every property is unique. Property prices may fluctuate based on different factors. However, we are able to estimate a target property’s price range by comparing it to other properties of similar features. The location of the property, the year that the property was built, the square footage, are some of the features taken into consideration to estimate the value of the target property. A property with special features will be also taken into consideration and adjusted in a Comparison Market Analysis (CMA), to come up with a price that we can recommend to our clients.

When a seller lists their property below the market value, we investigate the seller’s motive for selling his or her property at that price and determine whether or not, the motive was reasonable.

Other Considerations

Do you need financing? Are you qualified for a mortgage? How much down payment can you come up with? How much can you borrow?

What is the property condition? What does the inspection report say? Which school district are you looking for? Which way would you like the house to face? What type of layout and floorplan do you like? Do you prefer brand-new or resale? Do you care about the size of the yards? Which areas are suitable for investment? What is the average rent? How is the renter quality? How would you want to manage your property? Rest assured. We will help you find all the answers and solutions to the above questions. We will guide you through this process. This is our professional obligation and job.
