Introduction

America faced one of its biggest financial crisis in 2008. Towards the end of 2009, Jack Liu, the founder of 3JM began acquiring bank-owned and foreclosed properties through auctions in Las Vegas.

3JM researched and purchased potential investment properties, brought it up to move-in condition, cleared all liens and sold these properties to investors. At the time, housing prices were low, but investors were still hesitant to invest due to economic concerns.

To alleviate the clients’ concerns, 3JM developed and launched the “3JM All Inclusive Program”. This program allows 3JM to take on the majority of the landlord risks on behalf of the investors. 3JM rents from the investor, becoming the 2^nd landlord and subleases the property. The homeowner is guaranteed a fixed monthly rental income, without the fear and risk of not being able to collect rent on vacant properties. 3JM also handles all maintenance and repairs. 3JM’s properties were priced very competitively and were all in decent condition. The demand for this investment piece very quickly surpassed supply. These properties were often sold before listing, and investors would sign purchase agreements without viewing the properties. Despite the high demand, 3JM did not increase the prices of these properties. This earned them clients’ trust, resulting in more business opportunities and referrals.

3JM Properties vs Stocks

Investors tell us that buying houses from 3JM was equivalent to buying limited edition stocks. There was a waiting list of investors ready to purchase. 3JM operates in a manner very similar to buying stocks. Additionally, after the “3JM All Inclusive Program” was developed, purchasing a house became as hassle-free as buying stocks.

Company Transformation

In 2012, the inventory of auction properties began decreasing significantly, and it became challenging to find good buys. Faced with competition with other bulk REO buyers, 3JM decided to start NVWM Realty to provide full brokerage services to meet our clients’ needs.

With the “3JM All Inclusive Program” still running successfully, we have expanded our marketing approach and established a property management department to offer more options and services to our clients. We have positioned ourselves to be the best real estate investing platform in Las Vegas and are continuing to make progress.

Current stage

We have developed a business plan and have been carrying it out step by step.

All our investors have been reaping satisfactory profit gains.
Up through October, 2017, there are almost 500 properties that have been or still are managed by us and over 600 home sales transactions through our brokerage.
We have two primary parts in our business services practice – a full service real estate brokerage and a property management department, consisting of a professional front office service team, back office administration and accounting personnel.
What differentiates us from other competitors is that we require all of
our real estate agents and property management team to work full time. There are no part-time agents in our company and our real estate agents are not involved with property management.

Future Prospects

The Chinese name of NVWM Realty is named after its founder Jack Liu.
